AboitizLand has completed its P7-billion 607-hectare fully-integrated township in Batangas, LIMA.
Located in Barangay Bugtong na Pulo in Lipa and Malvar, the township has more than 80 businesses in its industrial sector, over 60 retailers in the commercial space, and three enclaves in The Villages at Lipa.
The Villages at Lipa is a 49-hectare residential area with over 1,350 houses inspired by the iconic Filipino bahay na bato. Currently open to the market are two villages: Brook, with 50-square meter (sq.m.) townhouses and 100-sq.m. single attached homes, and Sierra, with 115-sq.m. townhouses, and single attached and single detached properties ranging from 132 to 150 sq.m.
Both villages are equipped with clubhouses, swimming pools, parks, and greenbelts to foster community interactions. For added security and privacy, they have fully-manned guardhouses operating 24 hours a day. Brook Village has a plaza and a court, while Sierra Village has an additional multipurpose hall and function rooms.
Sierra Village property prices range from P4.5 million to P7.1 million for house and lot packages, and lot prices start at P3.1 million.
Brook Village house and lot packages are from P2.7 million to P3.6 million while lots go for as low
as P1.5 million.
The township is also home to the LIMA Industrial Park, the number one selling and largest industrial property in the region. Residents can live just minutes away from their office as the 533-hectare area can accommodate over 50,000 people.
The Outlets at Lipa, the Philippines’ largest outlet mall, has over 60 top retail and F&B brands in its 9.3-hectare space. It is set amidst an open area with pocket parks, al fresco dining, and an olympic-sized multi-sport field.
This will be complemented by LIMA Exchange, a one-stop location featuring a department store, a supermarket, a drugstore, and more retail stores.
Business process outsourcing firms, dormitories, schools, hospitals, and churches are expected to mushroom at the township.
LIMA is only an hour away from Alabang and Makati, and is accessible via multiple routes, including the South Luzon Expressway, the Southern Tagalog Arterial Road Tollway, and the Batangas Port.
At the same time, its proximity to tourist attractions in Batangas like the Taal Volcano, Nasugbu, Laiya, Calatagan, and Anilao makes it an exciting investment.
“The south’s economic boom encouraged us to develop LIMA. This is the next big thing, creating a complete experience where residents can work, live, and play in one spot,” said David Rafael, AboitizLand president and chief executive officer.
